About six weeks ago I was contacted by a lovely lady who was looking for a cottage by a lake. She and her husband wanted something small with a nice lake view, and they wanted to stay under 100,000.
Lakeview properties are somewhat difficult to pin down; everyone’s idea of a “view” is quite different. When searching for lakeview property on the Pike/Wayne MLS, you are apt to find anything…some gorgeous views, and some of the “views” are not quite what the buyers have in mind.
You may find “lakeview” in the description even if you have to squint, stand on the roof on tippy toes, and possibly
need the aid of binoculars. “Look! There in the distance through the trees…see that sliver of blue? That’s your lakeview! Ain’t it a honey?” Hmmm..wonder why some of these “lakeview properties” lack pictures of the view???
But even if a home is very close to the lake, the view may very well be hindered by trees. In recent years, communities have become much more conscious of the effect of tree removal on the watershed ecosystem. Removing trees is not beneficial to the environment and puts the health of the lake at risk.
As a result, many communities now forbid the removal of mature trees from the shoreline of the lake – not only do they want a healthy ecosystem and watershed, they want the view from the water to look as natural as possible. Who wants to go on the lake and see nothing but houses, lawnmowers, garages, gazebos, toys, and other personal items? Isn’t the idea of coming to the mountains to get away from “suburbia?” HERE is an interesting article regarding trees and watershed health.
When my lovely lady contacted me to find her lakeview dream cottage, I knew of one property in particular that would fit her needs perfectly….located in Paupackan Lake Estates, in Wayne County.
- It was under 100,000
- It had about 1/2 acre of land
- It was in decent shape, needing some updating and a little remodeling, but not overwhelming
- It had a killer, to die for, totally awesome, and BEAUTIFUL view of Paupackan Lake:
This is truly the view of the lake from the property – almost anywhere you stand in the yard, this is what you see. The best part is, when you’re in the homey sitting room inside, you sit down by the window and see nothing but the beautiful water of Paupackan Lake – you can hardly tell there is even a road there. So there are gorgeous, stunning views of the lake from inside as well.
When my lovely lady and her husband came up to view properties, I had a few others to show them as well – we trudged through VERY DEEP and VERY WET and VERY COLD SNOW – and none could compare to this spectacular view.
They fell in love with the cottage and decided to purchase it. It does need a little remodeling; but it’s absolutely adorable and they are so happy – they’ve started calling it their “Honeymoon Cottage” and they can’t wait to bring their grandchildren up to stay.
