Don’t Get Personal When You Sell Your Home!

I’m not going to lie – selling a home is not always a bowl of cherries. The process can be stressful and frustrating even when the mechanics of the transaction are going smoothly. Your home cradles many of your most sensitive emotions: you have countless memories and moments of wistful sentimentality while preparing the way for someone else to take this house of yours and make it their home.
When you are still emotionally tied to your home, it is difficult to remember to not take things personally. Whether it’s less than friendly feedback or whether it is an offer that you find ridiculously low, it is important to remember that this is not a personal stab at you but a business transaction. The buyers and their agent are not emotionally tied to the home like you are: they didn’t grow up there; they do not have memories of Mom baking in that outdated kitchen. They did not watch their child take his first steps in the living room; their dad wasn’t constantly tinkering in the basement. They are looking at your home as a commodity. Like it or not.
It helps nobody – least of all yourself – if you respond to a low offer with a flat out refusal to negotiate. Many buyers are simply want the best deal possible, and the offer can always go up; they can’t go back and offer less. As a seller’s agent my responsibility is not to create or generate hostility between the seller and the buyers – who does that benefit? Certainly not you! My job as a seller’s agent is to keep communication open between both parties. I always encourage sellers to counter every offer and not take it personally. You never know how high a buyer will go – and you certainly won’t know if negotiations are shut down right off the bat.
Maybe some real estate agents think they are doing you a favor when they say “I would not even respond to it, the offer is junk…” Maybe some REALTORS think it proves they are on “your side” but not if it shuts down a potential sale! You must keep personal feelings out of it. I have had buyers go from a “ridiculous low ball” to an acceptable price after a few rounds of offers and counter-offers.
Communication: keeping it open is key to a successful home sale transaction.
